Terms & Conditions

1. Arrival / departure / house or apartment type

The holiday home * is available from 3 p.m. on the day of arrival. The accommodation must be vacated by 10 a.m. on the day of departure. Unless otherwise expressly agreed, the booking relates exclusively to the type of holiday home booked. There is no entitlement to a specific holiday home.


2. Rent and payment terms

The rent must be paid in full before handing over the holiday home. Before full payment of the rent, the guest is not entitled to rent the holiday home. With the booking of the accommodation and receipt of the booking confirmation, which is also an invoice, 30% of the agreed rent is due. The other 70% of the rent must be paid at least 40 days before the day of arrival. If the booking is made less than 40 days before arrival and when booking the early bird rate, the entire rent is due immediately. If payments by the guest are not made in time and the Schlosspark Theresienhof GmbH unsuccessfully sets a reasonable grace period without making a payment, the Schlosspark Theresienhof GmbH is entitled to withdraw from the contract.

Consumption costs (electricity and water) are not included in the rent unless otherwise agreed and will be billed separately on departure. The price list valid at the time of booking is decisive. The guest is obliged to pay a deposit before handing over the accommodation. Schlosspark Theresienhof GmbH is entitled to withdraw from this deposit all amounts still to be paid by the guest upon departure.

If the statutory value added tax changes between the conclusion of the rental agreement and the period of use, the prices increase by the resulting increase. Schlosspark Theresienhof GmbH will notify the guest immediately of the price increase. If the total price to be paid by the guest increases by more than 3%, the guest is entitled to cancel the booking free of charge within a period of 10 calendar days from receipt of the notification.


3. Cancellation / termination for an important reason

The guest is entitled to cancel / cancel the booking at any time. The receipt of the cancellation declaration is decisive. We recommend that you cancel your trip in writing. The following costs apply to cancellations:


  • 45 to 31 days before arrival 10% of the agreed rent
  • 30 to 15 days before arrival 50% of the agreed rent
  • 14 to10 days before arrival 80% of the agreed rent
  • 9 to 1 days before arrival 100% of the agreed rent
  • For cancellations on the day of arrival or no-show / no-show, Schlosspark Theresienhof GmbH is entitled to demand a lump-sum rent loss of         100% of the agreed rent.
  • If the early bird rate is canceled, Schlosspark Theresienhof GmbH is entitled to demand a lump-sum rent loss of 100% of the agreed rent.

    The tenant reserves the right to prove that a lesser or no rent loss has occurred.


  • In the event of cancellation on the day of arrival or non-arrival / no-show, Schlosspark Theresienhof GmbH is entitled to demand a lump-sum loss of rent in the amount of 100% of the agreed rent.
  • If the early booking rate is canceled, Schlosspark Theresienhof GmbH is entitled to demand a lump-sum loss of rent in the amount of 100% of the agreed rent.
  • The tenant reserves the right to prove that less or no loss of rent has occurred.


The right to terminate the contract for an important reason remains unaffected for both contracting parties. The legal regulations apply. If the important reason is a breach of an obligation from the contract, the termination is only permitted after the unsuccessful expiry of a period of time to remedy the situation or after unsuccessful warning. If the Schlosspark Theresienhof GmbH terminates for reasons for which the guest is responsible for an important reason, the Schlosspark Theresienhof GmbH is entitled to claim a lump-sum loss of rent - if applicable proportionately - in accordance with the cancellation policy. Schlosspark Theresienhof GmbH reserves the right to claim further damages. The guest is free to prove that less or no damage has occurred.


4. Force Majeure

If there are disruptions in business operations for reasons for which Schlosspark Theresienhof GmbH is not responsible, in particular strikes or lockouts, as well as other cases of force majeure, which are based on an unforeseen, fault-free event and lead to serious operational disruptions, which result in the fulfillment of the contract by the If the landlord becomes impossible, both parties are entitled to withdraw from the contract. In this case, Schlosspark Theresienhof GmbH is entitled to the proportional remuneration for the rental period that has elapsed until then. Further claims are excluded on both sides.


5. Subletting / assignment

Without the consent of Schlosspark Theresienhof GmbH, the guest is not entitled to sublet or rent the rented apartment to third parties. An assignment of the guest's claims is only permitted with the prior consent of Schlosspark Theresienhof GmbH.


6. Obligations of the tenant / occupancy

The guest is obliged to handle the holiday home and the inventory with care and to be considerate of other guests. The accommodation may only be used by the number of people specified in the contract. Use by more people entitles Schlosspark Theresienhof GmbH to extraordinary termination of the contract. Children and young people under the age of 18 may not be left unattended in the holiday home. The accommodation must be left swept clean by the guest (dishes clean, garbage disposal, etc.).


7. Pets

Pets are welcome in the holiday homes in Schlosspark Bad Saarow. You can bring up to 2 pets per holiday home. Pets must be registered in advance when booking the property. Dogs must be kept on a leash on the grounds of the palace park. Dog toilets are available in the Bad Saarow Palace Park.


8. Warranty

In the event of complaints about the accommodation, the guest is initially only entitled to redress. If this fails or is associated with an unreasonable effort for Schlosspark Theresienhof GmbH, the guest can reduce the rent appropriately. If the stay is significantly impaired and Schlosspark Theresienhof GmbH does not remedy the defect, the guest is entitled to terminate the contract.


9. Limitation / limitation of liability

All claims against the guest and / or Schlosspark Theresienhof GmbH expire after one year. The limitation period begins on the day of departure specified in the booking.

Schlosspark Theresienhof GmbH's liability for property damage and pecuniary damage is limited to three times the agreed rent. This does not apply to damage caused by willful or grossly negligent breaches of duty.


10. Final provisions

Offsetting against claims of Schlosspark Theresienhof GmbH is only permitted with undisputed or legally established claims.
The place of jurisdiction is Bad Saarow. German law applies.

The term “holiday home” also includes the following holiday properties: apartment, holiday apartment.
